Investment Summary

  • Property - A new build development to create a detached house on the Wentworth Estate. The proposed house provides excellent leisure and accommodation facilities that include an indoor pool, games room and a self-contained staff quarter.
  • Sales Price - Savills have carried out an independent Red Book Valuation valuing the property at £8.25 million.
  • Developer – Founded in 1980, the developer has been building prestigious homes throughout London and the Home Counties for almost 40 years. They are specialists in developing luxury houses, with specific expertise in the Wentworth area, having delivered over a hundred homes there. They are a very well respected developer with a strong track record for achieving premium pricing.
  • Security – Investors will benefit from a first legal charge on the property. In the event of a forced sale of the property, CapitalRise investors would recover their investment first. The borrower has also provided a Personal Guarantee up to 20% on the gross facility (final value may be higher and will be confirmed prior to investment).
  • Location – The Property is located in the lower Wentworth Estate, which forms the larger part of Virginia Water, 28 miles west of Central London. Lower Wentworth is a well-established and highly exclusive private estate and is one of the most prestigious locations in South East England and the Home Counties. The area is also convenient for exclusive social and sporting amenities as well as being home to many notable British celebrities. 
  • Your Investment - Your investment will be used to provide the first of a number of tranches of development finance that will be raised by CapitalRise investors over an expected period of 15 months. Your day one investment will be used to repay an existing loan and fund the initial costs to develop the property.
  • Exit Plan - There are a two possible exit plans for the repayment of your investment: 1) The developer sells the property after construction; 2) The developer refinances CapitalRise with cheaper sales period loan at completion of the works.
