Investment Summary

  • OVERVIEW – This investment opportunity gives CapitalRise members access to fund the development loan for the high-specification refurbishment of a property in Chelsea's prestigious Drayton Gardens.
  • BACKGROUND - In August 2019 CapitalRise investors funded a bridging loan which partially funded the acquisition of the property. The Developer was then required to obtain a License to Alter before refurbishment works could commence. This was issued. Investors in the original opportunity were repaid and offered the opportunity to remain in the investment for the development phase.
  • TERM – The estimated term is 3 - 5 months. Refurbishment works are now complete and marketing is due to commence - please refer to the 'Recent Progress' for the latest update. Should there be a delay to the programme investors will continue to accrue returns for up to a further 10 months after the end of the estimated end date.
  • PROPERTY – The property is an apartment located on the raised ground floor of a period mansion block on the eastern side of Drayton Gardens, overlooking Roland Gardens.
  • PLAN – The Developer received the relevant permissions to optimise the internal layout of the property. They have converted the current three bedrooms into two well-sized en-suite bedrooms. They have opened up the existing kitchen, reception and dining room and created a substantial reception room with fireplace, benefitting from lots of natural light.
