CapitalRise Completes £4.7m Sales Bridge for Luxury Home in Wandsworth
CapitalRise closed a £4.7 million sales bridge facility against a new-build, luxury home in Wandsworth, South London in just 15 working days from receiving the enquiry. After being let down at the last minute by another lender, the borrower turned to CapitalRise, and the firm stepped in to provide speed, flexibility, and certainty when it mattered most.
The deal was originated by Katy Katani, Director at CapitalRise, and was introduced by Colin Anderson, Executive Director at LDN Finance who was instrumental in getting this transaction over the line in a timely manner.
From initial enquiry to drawdown, the process took just 15 working days, demonstrating the lender’s ability to move decisively and deliver bespoke solutions under tight timeframes.
The loan was structured to give the Borrower time to sell a newly built seven-bedroom home in Prime Wandsworth, while also releasing equity for the purchase of another property.
The new-build property is a semi-detached house arranged over lower ground, ground, and two upper floors. It features seven bedrooms, five bathrooms, a large kitchen and dining room, two reception rooms, utility and boot rooms, as well as a cinema room.
Finished to an exceptional specification, the home also offers a private rear garden and gated off-street parking. The property also benefits from excellent transport links, including Clapham South and Balham underground stations and Wandsworth Common station.
The borrower comprises two individuals with significant experience in London real estate investment. One is a senior intermediary at a leading global brokerage firm, specialising in large-scale transactions across financial, energy, and commodities markets.
