CapitalRise and Voltaire Financial Structure £8m Development Facility for 40-Key Luxury Aparthotel in Hammersmith

CapitalRise has completed an £8m development facility to support the creation of a mixed-use, 40‑key aparthotel and public house redevelopment on Fulham Palace Road, Hammersmith. Originated by Katy Katani, Director at CapitalRise, the deal further reinforces the firm’s commitment to backing high‑quality schemes across London, the Home Counties and beyond.

The development will deliver a contemporary aparthotel operated and leased by Numa Stays, a fast‑growing European hospitality brand offering modern, tech‑enabled accommodation with sustainable amenities designed for today’s travellers. Alongside the serviced units, the scheme also includes the refurbishment of a public house.

The location sits within one of West London’s most active redevelopment areas, with the local authority fully supporting the regeneration. Recent market data also indicates that average property prices in Hammersmith and Fulham have risen by 9.2% over the past three years, underlining its ongoing appeal to residents, investors and operators alike. With strong transport links, increasing investment activity and continued urban renewal, the scheme is well placed to benefit from sustained demand.

CapitalRise has previously funded the conversion of a Bloomsbury hotel into 28 self‑contained short‑term let apartments as well as a 23-unit scheme in South Kensington, but this Hammersmith project represents the first aparthotel scheme supported by the lender – demonstrating the firm’s continued evolution across the operational living sector.

The loan completion required a highly tailored solution. CapitalRise structured a facility to meet the complexities of the transaction and took a bespoke approach to the funding requirement.

The deal was introduced by Dorothée Dembiermont of Voltaire Financial, who has a longstanding relationship with both CapitalRise and Katy and who acted as exclusive debt advisor to the Borrower. This, combined with her understanding of CapitalRise’s lending approach, enabled her to structure the funding package to align with all the Borrower’s needs.
