Case Study Film: Mount Row, Mayfair
A landmark residential project in Mayfair, funded by specialist lender CapitalRise, has now been fully delivered by boutique developer Brahma London. Both firms are members of the Luxury Property Forum. This rare freehold mews house on Mount Row has been transformed into a luxury 3-bedroom residence, each boasting its own en-suite.
CapitalRise provided a bespoke senior development facility to support the acquisition and redevelopment of the property, which was secured off-market in a competitive process. The finished home blends restored period features with bold, contemporary design, a hallmark of Brahma’s unique approach and reflects the high standards expected of a prime asset in this location.

Katy Katani, Director at CapitalRise, commented:
“One of the things I enjoyed most about this project was working with such an exceptional borrower. The team at Brahma were diligent, proactive, and dynamic throughout. It’s been a privilege to support them on this journey, and we’re proud to have funded the delivery of a home that truly reflects the calibre of Prime Central London.”
Delivered in under 18 months, the 3,193 sq.ft. property includes standout features such as a south-facing roof terrace, a private cinema in the former coal cellar, a gym, and a rare single-car garage – all within walking distance of Bond Street and Oxford Street. The home also achieved a B-rated EPC, thanks to extensive insulation, triple glazing, solar panels, and EV charging readiness – a rare feat for a 130-year-old building.
Chirag Khagram, Managing Director at Brahma London, said:
“Working with CapitalRise has been a great pleasure. I can recall the very first few months of the project when we were finding it quite difficult, when there were a few challenges, especially around planning.
“But we got a lot of support from the CapitalRise team. What really stood out is that they didn’t treat us like just another client on paper – they treated us like partners. That kind of relationship is rare and really important for motivation. Even when things got stressful, we could always count on our relationship manager Katy to step in and work with us. That’s something we really valued, and it’s why we want to keep working with CapitalRise.”
Justyna Leoniuk, Design Director at Brahma, added:
“Our background is in architecture and interior design, so we always focus on making sure every detail is taken care of. When we see a house, we look at the existing potential: what we can keep, what we can restore.
“For example, we restored the original staircase, which is beautiful in itself, and kept small details around the windows. We like to combine the old and the new and use consistent finishes like stone, marble, wood flooring, and wall colours to make the house feel like one cohesive family home. We also like to play with colour, adding red and green marble, which is very unique for developers. We always try to make sure each property we design is unique and a little bit unexpected.”
This project exemplifies CapitalRise’s continued commitment to funding high-quality, design-led developments in Prime Central London and beyond. With over £500 million lent to date, the firm remains focused on delivering bespoke finance solutions for experienced property professionals.
