Investment Summary

OVERVIEW – Investors in this Phase (and future Tier 1 phases) will fund the development costs of two detached dwellings (referred to as the Property going forward). The Property is situated within the town of Marlow, which borders the Home Counties of Buckinghamshire and Berkshire.

TERM – The term for this investment is 24-30 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further 6 months from the end of the estimated term up until the hard stop date (April 2026).

PLAN – The Borrower will use this phase of funding to assist with the development of two dwellings, named Coppice North and Coppice South. Planning permission has been approved for the development of the dwellings.

LOCATION – The Properties are located to the North West of the town of Marlow, which borders the Home Counties of Buckinghamshire and Berkshire. This area also borders the southern edge of the Chiltern Hills, which is recognised as an Area of Outstanding Natural Beauty. The Properties benefit from strong transport links to Central London. The town of Marlow is 30 miles to the North West of London and a one-hour car journey via the M40 or M4 motorways.

PROPERTY – The proposed Property will consist of two detached dwellings. Coppice North will be situated to the Northern end of the plot and will include a detached dwelling over the basement, ground and first floors and a detached garage/annex block. Coppice South will be a separate dwelling at the Southern end of the plot and will include a single-storey contemporary replacement dwelling with an outdoor pool.

THE BORROWER – The Borrowers behind this scheme are two individuals. One is a developer that has over 15 years of experience in property development, and has their own in-house construction and furnishing businesses. This Borrower specialises in the development of large luxury residential properties in Buckinghamshire. The other Borrower is an interior designer.

YOUR INVESTMENT –  CapitalRise investors will benefit from a First Legal Charge over the property, Assignment over a fixed price contract with the contractor, Personal Recourse loan, Appointment documents and insurances from the consultant’s team, Cost Overrun Guarantee, New build warranty and Collateral Warranties. CapitalRise Tier 1 investors will always be paid first and Tier 2 investors will be paid second. In the event of a forced sale of the Property, CapitalRise investors would recover their investment first and if the borrower is unable to repay the loan, CapitalRise will seek to force the sale of the Property on behalf of investors. If sales are achieved the value would need to be less than 50% of the anticipated market value before Tier 1 investors invested capital and accrued return are at risk. 

EXIT PLAN – The Borrower plans to sell the Property on the open market upon completion. If a sale is not completed within the term the borrower may seek to refinance the CapitalRise facility with another lender.
