  • OVERVIEW – CapitalRise is providing a development loan to refinance the existing CapitalRise loan and provide funds for the development of five detached two-storey houses (the “Properties”).In November 2024, CapitalRise issued a development loan to assist the Borrower with the site acquisition and subsequent development works. At the time this original loan was issued, full planning permission had been granted for the demolition of the existing units on the site and the construction of five detached two-storey houses, ranging from 2,900 sq.ft to 3,390 sq.ft. Since then, the Borrower has obtained planning approval for a revised, larger scheme that increases the total gross internal area (GIA). CapitalRise is happy to support the Borrower with the enhanced scheme. In this opportunity, CapitalRise investors will be funding the facility alongside an Institutional Funding Partner, who will provide funds for the remaining development works.
  • LOCATION – The site is located along a quiet lane on the periphery of Chalfont St Giles in Buckinghamshire. Chalfont St Giles is a desirable commuter location, offering a balance of green spaces and transport links to Central London and the City by road and rail.
