Overview – Investors in this project are providing funding for the acquisition and development of a singular detached dwelling. Investors in this phase (and future phases) are funding the development, which will include extending the Property to approximately 13,220 sq.ft with the accommodation spread across three floors. The Property is also situated within the private and exclusive Wentworth Estate, which is a highly regarded super prime location.
Term – The estimated term for this investment is 17-21 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further eight months from the end of the estimated term up until the hard stop date (October 2025).
Plan – The developer will use this and future Phases of this facility to fund all the construction costs. Full planning permission has been approved for the redevelopment of a single detached dwelling across three floors, over 13,220 sq.ft.
Location – The Property is located in the Wentworth Estate in the affluent town of Virginia Water, Surrey. Wentworth Estate is a highly sought-after and desirable location, providing large, detached dwellings in big plots. There are a number of well-regarded schools in the area that attract both UK and international buyers, particularly the ACS International School, St George’s, Heathfield, Papplewick, Eton College. There are several amenities in the surrounding areas of Virginia Water and Ascot with larger shopping hubs such as Windsor and Kingston available.
Property – The proposed development provides a singular detached dwelling, extending to approximately 13,220 sq.ft, the accommodation spread across three floors. The basement will house a 4-car garage, wine room, staff accommodation, cinema, lounge, indoor swimming pool, spa, sauna, and steam room. The ground floor will provide a study and library, drawing room, dining room, family room/kitchen diner, boot room, cloak room, prep kitchen. The first floor provides a Master Suite and 4 further en-suite double bedrooms.
The Developer – This Property is being developed by a joint venture with the main development experience coming from Oakbridge Bespoke who have been developing high-end residential properties in the home counties for 30 years. Oakbridge are currently completing another development on the Wentworth Estate.
Your Investment – CapitalRise Tier 1 and Tier 2 investors will benefit from a First Legal Charge over the Property, a Cost and Interest Overrun Guarantee, and First Ranking Debenture over the borrower. Tier 1 investors will be repaid in priority to Tier 2 investors in exchange for a reduced return to reflect the reduced risk. If the borrower is unable to pay the loan, CapitalRise will seek to force the sale of the Property on behalf of both Tier 1 and 2 investors. If sufficient sales are achieved, the value would need to be 40% or more of the anticipated market value to repay Tier 1 investor's invested capital and accrued returns are at risk.
Exit Plan – The borrower plans to sell the Property on the open market and to begin marketing the Property prior to final completion. If a sale is not completed within the term the borrower may seek to refinance the CapitalRise debt with another lender. It is important to note that investors in the 1st Tier will rank above those investors in the 2nd Tier for repayment following the sale.
