  • OVERVIEW – Investors in this opportunity will assist with funding the development (refurb and extension into high-end serviced office) of a Commercial property in Holborn, central London. 
  • TERM – The estimated term for this investment is 10 months (April 2022). If the loan is not repaid by the estimated term returns will accrue on investments for a further 3 months up until the hard stop date. 
  • PLAN – CapitalRise is providing a loan in two parts – firstly, to assist with the property acquisition (which has occurred) (c.46% of purchase price) and latterly to fund 100% of development costs. Full planning has been granted in relation to this investment opportunity. Your investment will fund the development costs. 
  • LOCATION – The property is located in the Holborn area of central London, and sits just off Chancery Lane.
  • EXIT PLAN –  Once the Commercial property is completed and operational, the property will build up its occupancy levels, at which time the borrower will refinance the total borrowing at a competitive rate of interest. The borrower’s experienced serviced operator company is taking the tenancy.
