Investment Summary

  • OVERVIEW – Investors in this opportunity will fund a bridging loan to assist with the acquisition of a site of some 27 acres with planning consent for 5 new homes in an exclusive private gated parkland of Farnham, Surrey ("the Site"). The Site is referred to as Charles Hill Park.
  • TERM –The estimated term for this investment is 6-11 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further 12 months from the end of the estimated term up until the hard stop date (December 2023) 
  • PLAN – The borrower will use this bridging loan to acquire the Site whilst they make the necessary preparations to start the development. When they are ready the borrower intends to repay this loan by refinancing onto a development loan. Full planning permission has been approved to develop a scheme comprising of five new-build luxury detached houses (over 32,583 sq.ft.), set within 27 acres of private gated land and each plot size will range from 3-9 acres. The gated feature increases the privacy, security and exclusivity of the proposed houses.
  • LOCATION – The Site is located in a semi-rural location, benefitting from the privacy and greenspace associated with the countryside however it is within close proximity to the amenities of Farnham and has quick links to London. The Site is surrounded by mature woodland, lakes and open common land. Knight Frank consider the location a premium address for the local area.
  • SITE – Set in 27 acres surrounded by mature woodland, lakes and open common land, Charles Hill Park enjoys a tranquil setting in the heart of a quintessential Surrey village. The site was previously used as a commercial garden nursery in connection with a landscaping business. It is now predominately a well-kept garden. 
  • EXIT PLAN – In terms of exit, the borrower intends to refinance this bridging loan with a development loan from CapitalRise or another lender, to start construction on the 5 plot development. At this point investors in the bridging loan will be repaid.
