Investment Summary

  • OVERVIEW – Investors in this opportunity will fund the refinance, refurbishment and extension of two impressive Grade II* Listed Georgian townhouses in Bloomsbury (otherwise referred to as "the Property").
  • TERM – The estimated term for this investment is 18-21 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further 3 months from the end of the estimated term up until the hard stop date (July 2023).
  • PLAN – The developer will use this phase of funding to assist with the refinance of existing debt on the Property. Later phases of this opportunity are planned to launch on the platform over the coming months and these will provide funding for the development costs once planning has been granted. These later phases will rank behind this day one draw (the 1st Tier), and as such, will be subordinated to investors in this tier, as well as offering different investment terms. The Property has historically benefitted from planning permission and listed building consent for change of use to residential,though has since lapsed. Requests for this approval has since been resubmitted, and is expected to be achieved within 4 months.
  • PROPERTY – The Property consists of two adjoining Grade II* Listed buildings located in Bloomsbury, set over four storeys, as well as a basement. 
  • THE DEVELOPER – The principal borrower is an SPV incorporated and registered in England and Wales. The UBO Shareholder is a UHNWI, holding 100% ownership. He is a British national with over 30 years of experience in real estate investment and development, and has a personal track record that spans multiple joint ventures with major investment funds in both the UK and internationally. One of his previous similar schemes is 20 Great Queen Street which is a collection of four exclusive units where the Borrower developed three, three-bedroom lateral apartments and one duplex penthouse.
