  • OVERVIEW – Investors in this opportunity will provide a bridging loan to fund the refinance of existing debt held on a freehold Grade II listed townhouse adjoined to a double width mews house (otherwise known as “The Property”) in the affluent area of Wilton Crescent.
  • TERM – The estimated term for this investment is 6 - 12 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further 12 months up until the hard stop date (December 2023).
  • PLAN – Your investment will be used to provide a bridging loan to refinance existing debt on the Property, in preparation for future development plans. 
  • LOCATION – Wilton Crescent is a prime residential road in Central London, located next to Belgravia Gardens and a short walk from Hyde Park and Buckingham Palace Gardens, and has been described as one of London’s most sought after neighbourhoods.
  • PROPERTY – The Property comprises a 6 storey townhouse adjoined to a double width mews house, which is a rarity for this location. The Property extends to some 8,745 sqft across lower ground to fourth floor, with connection through to the mews at ground level. Planning and listed building consent has been granted for a full redevelopment of the Property, though the Borrower has now decided to scale this back slightly, and will be seeking consent for the reduced works over the loan term. This will increase the size of the property to some 10,434 sqft, and is expected to take place at a later time using a development loan. Investors in this bridging loan will be redeemed prior to the development of the Property taking place.  
  • THE BORROWER – The Borrower is a UHNW individual, and the current owner of the Property. They have a wealth of experience in property development, having completed previous development projects in Central London with a combined value of over £48 million.
