CapitalRise Completes £4.8m Senior Development Loan for Prime Notting Hill Refurbishment

CapitalRise has completed a £4.8 million senior development loan to fund the refurbishment of a sizeable residential property in Notting Hill. The facility will support the transformation of the period home into a high-quality turnkey residence in one of the capital’s most sought-after neighbourhoods.

Located on Chepstow Crescent within the Royal Borough of Kensington and Chelsea, the property occupies a sought-after position in the heart of Notting Hill. The prestigious residential street is characterised by elegant terraced houses, and lies close to the area’s renowned retail, dining and cultural attractions.

Notting Hill remains one of London’s premier neighbourhoods. The average property prices in the W11 postcode area reached £2.2 million in 2025, having increased by around 30% over the past decade – underlining the area’s enduring appeal among affluent domestic and international buyers alike.[1]

The property itself is a mid-terrace family house, originally built in the 1840s, arranged over five levels from lower ground to third floor. It currently includes a one-bedroom flat on the lower ground floor, which has been refurbished more recently than the main house. The property also boasts a substantial first-floor terrace and a rear ground-floor patio. Upon completion of the proposed works, the property will extend to approximately 2,400 sq. ft. The project will include a comprehensive refurbishment of the existing property together with a single-storey rear extension. Upgrades will be undertaken throughout the home, while the ground-floor accommodation will be reconfigured to create a formal reception room at the front of the house and a dining room to the rear. The completed scheme will preserve the building’s period character, combined with a modern design and energy-efficient features.

The borrower is an experienced business leader with an extensive background in finance and investment. Construction works will be delivered by an experienced contractor specialising in the renovation, refurbishment and extension of London residential properties – including the recent redevelopment of another property on Chepstow Crescent itself.

The loan was originated by Lee Francis, Head of Origination at CapitalRise (pictured above), who commented:

“This transaction demonstrates CapitalRise’s continued ability to support high-quality refurbishment projects in some of the most prestigious residential locations. Chepstow Crescent is one of Notting Hill’s most sought-after addresses, and the planned works will significantly enhance what is already an attractive period property.

“The borrower combines substantial financial expertise with a clear vision for the asset, supported by an experienced contractor with direct knowledge of the local market. We are delighted to provide the funding required to support the project, and look forward to seeing the completed refurbishment.”

This latest completion highlights CapitalRise’s continued appetite to support high-quality residential opportunities across London, the South East, and beyond. By working closely with experienced sponsors on refurbishment and development projects, the lender remains focused on delivering bespoke funding solutions that support the creation and enhancement of exceptional homes in sought-after locations across England and Wales.
