£34.8m Repaid Across Six Loans in 24 Days as CapitalRise Supports Successful Borrower Outcomes

CapitalRise saw more than £34.8 million of loans repaid across six projects in less than 4 weeks during June and July 2026, the highest-value redemption period over two months in the firm’s decade-long history. At a time when the residential development sector continues to face challenges, these repayments demonstrate that well-conceived schemes, specialist lenders, and experienced borrowers continue to achieve successful exits.

The repayments spanned transactions ranging from prime bridging and refurbishment finance through to ground-up development and exit finance, highlighting the breadth of CapitalRise’s lending platform.

Six Successful Exits

In Chelsea, a £6.7 million refinance facility supporting a complex airspace development was repaid, while a £6.3 million bridge loan secured against a period townhouse in Mayfair was also successfully exited.

In Wimbledon, an £8.2 million development facility funded the construction of two luxury villas, both of which sold above their Red Book valuations. In Virginia Water, an £8 million development exit loan was repaid following the successful refinancing of the newly built mansion. CapitalRise had previously funded the ground-up construction of this property on the Wentworth Estate through a development loan.

One of the six repaid loans: an £8.2 million development facility that funded the construction of two luxury villas in Wimbledon, both of which sold above their Red Book valuations.

Elsewhere, a £4 million bridge loan secured against a commercial unit in West London was repaid, alongside a further £1.6 million secured against residential property in Hornchurch, Essex.

Together, these six repayments demonstrate the breadth of CapitalRise’s lending activity, from development and refurbishment finance through to bridging and exit facilities, supporting experienced borrowers across London, the South East and beyond.

A Focus on Successful Outcomes

A loan repayment is the culmination of a successful project or financing strategy, whether that is through the completion and sale of a finished property or the refinancing of an asset.

Supporting borrowers through this process requires more than just capital. CapitalRise combines specialist lending expertise with practical development experience, giving the team a detailed understanding of the challenges borrowers face throughout a project’s lifecycle.

Co-founded by the team behind prime developers Finchatton and Valouran, CapitalRise brings direct experience of delivering high-end residential property. The team visits all funded development sites monthly, and maintains close contact with borrowers throughout the life of a loan – helping to support projects to a successful exit.

Momentum in the Market

The £34.8 million repaid in just 24 days represents CapitalRise’s strongest two-month redemption period to date; 39% higher than the previous June-July record set in 2024.

At a time when the residential development market continues to face economic and planning headwinds, these successful exits serve as a reminder that well-conceived projects in strong locations continue to progress, complete and transact.

For CapitalRise, these repayments underline the importance of combining disciplined lending with development expertise and strong borrower relationships to help deliver successful outcomes.
