Development finance firm, CapitalRise, is celebrating a major milestone as Mill Farm in Chalfont St Giles, Buckinghamshire, enters its final construction stages and is brought to market. The lender has supported this high-end residential development from initial site acquisition through to final delivery. Delivered by experienced developer and contractor Bruckland Developments, the scheme comprises five substantial detached family homes in one of the Home Counties’ most desirable locations. Situated on the edge of Chalfont St Giles, the homes range in size from 3,000 sq. ft. to 3,700 sq. ft. The homes have been designed to provide spacious family accommodation within a tranquil Green Belt setting, surrounded by open countryside yet within easy reach of Central London.

Flexible funding for an evolving scheme
CapitalRise first supported the project in late 2024, when it provided funding to acquire the 2.3-acre former storage site, and to enable the delivery of five high-quality detached homes. As the development progressed, Bruckland successfully secured planning approval for an enhanced scheme that increased the gross internal areas across the development and further strengthened its appeal to the area’s affluent family buyer market.
Recognising both the quality of the revised plans and the borrower’s proven track record, CapitalRise provided a second development facility to refinance its original loan and support the enhanced scheme. This highlights the flexibility that specialist lenders can provide when working alongside experienced developers, recognising that high-end projects often evolve during the development lifecycle.
Delivering high-quality family homes
The completed homes feature five bedrooms, generous private gardens, off-street parking, and premium specifications throughout. Individually designed and arranged within a private gated estate, the homes complement their countryside surroundings while delivering high-quality finishes and contemporary layouts. The scheme also incorporates a range of energy-efficient features, including underfloor heating, air source heat pumps, and EV charging points.
Now approaching practical completion, the homes are being actively marketed by Savills, marking the culmination of a project that has transformed a redundant brownfield site into a new community of high-quality family homes.
