CapitalRise Structures £7.7m Sales Bridge Facility for Luxury Townhouse in Mayfair

Specialist property lender CapitalRise has completed a £7.7m sales bridge facility for a Georgian townhouse in Mayfair. Originated by Director, Katy Katani, the loan refinances the firm’s earlier funding and gives the borrower additional time to market and sell the property.

The property is a Grade II listed Georgian terraced house, originally constructed in 1736. Arranged across six storeys, it extends to approximately 7,650 sq. ft. The asset currently provides a mix of commercial and residential accommodation, a rare combination in this part of central London, where demand has traditionally been driven by high-quality office space.

The property occupies a prime position in the heart of Mayfair, one of London’s most prestigious neighbourhoods. Hyde Park lies immediately to the west, while Bond Street and Oxford Street are both within walking distance.

CapitalRise first supported the project in July 2024, providing enfranchisement funding to enable the borrower to acquire the freehold interest. With the freehold secured, the firm has now refinanced that loan with a sales bridge facility.

The transaction reflects CapitalRise’s continued confidence in both the borrower and the underlying asset.

The borrower is part of a group with interests ranging from development and hospitality to research and the arts, and investments across Europe and Asia. It has extensive experience delivering and managing high-value property assets.

Katy Katani, Director at CapitalRise, who originated the loan

Katy commented:

“We are pleased to complete this sales bridge facility and continue supporting a returning borrower on a unique Mayfair asset. The refinancing gives our client more time to maximise value through a carefully managed sales process.

This transaction demonstrates CapitalRise’s commitment to supporting clients throughout the lifecycle of a project. From enfranchisement funding through to exit finance, we work closely with borrowers to provide flexible, bespoke lending that adapts to their needs.”

The specialist debt advisory firm, who introduced the loan to CapitalRise, commented:

“CapitalRise displayed their specialist expertise and understanding of prime luxury residential accommodation to support our client. It was a real pleasure to work with Katy Katani and her team who were able to collaborate through numerous challenges to complete the financing in a timely manner. We look forward to working on further transactions in the future.”
