Investment Summary

OVERVIEW – Investors will fund the refinance of the debt from the existing lender and fund the development of a two-storey penthouse on Westbourne Terrace, Paddington.

TERM –The estimated term for this investment is 15-21 months. If the loan is not repaid by the end of the estimated term, returns will accrue on investments for a further nine months until the hard stop date (June 2025).

PLAN – The Borrower will use this phase of funding to assist with the refinancing of the Property which was purchased in October 2021. Since the initial acquisition of the Property, the Borrower has acquired planning permission to complete a refurbishment and restoration of the top two flats and then to convert them into a single three-bed duplex flat.

LOCATION – The Property is located on Westbourne Terrace in Paddington, West London. The area is bordered by Maida Vale to the north, Notting Hill to the west, Hyde Park to the south, and the West End to the east. The surrounding area is in mixed use, Westbourne Terrace itself is predominantly residential, but with some hotels and commercial units nearby. Westbourne Grove is a short distance to the north west, comprising some independent stores along with some high-street retailers, in addition to numerous cafes, pubs and restaurants. Further retail amenities are available on Oxford Street, one of London’s principal shopping locations, which is located approximately one mile to the east. The nearest London Underground station is Paddington, which also is served by mainline trains providing access to London Heathrow Airport and national rail connections.

PROPERTY – The existing Property is a traditional Grade II listed terraced building, understood to have been built in the mid-1800s. The subject Property currently comprises a fourth and fifth floor flat and benefits from a private driveway off Westbourne Terrace. The plan is to turn these two dwellings into a single duplex apartment.

BORROWER – The developer of this scheme is Knight James Group, incorporated in 2014. The UBO of the company has 20+ years of experience in the London Property market, with extensive knowledge of residential property and construction, having completed 25 developments.

YOUR INVESTMENT – CapitalRise investors will benefit from a First Legal Charge over the Property, a Debenture over the Borrower, a Charge over the shares of the Borrower, a Personal Guarantee limited to 25% of the Gross Loan, Assignment over contract with the contractors. If the Borrower were unable to repay the loan, CapitalRise could force the sale of the Property, and would always seek to recover all invested capital and accrued returns on behalf of all investors. If sales were achieved, the value would need to be less than 59.00% of the anticipated market value before investors’ invested capital and accrued return would be at risk.

EXIT PLAN – The Borrower's primary intention is to sell the Property on the open market upon completion. For investors’ capital and accrued returns to be repaid, a sale of the Property would need to be 59.00% of the Gross Development Value.
